The 800 Seneca Tenants Collective

Neighbors and Residents,

We’ve come together to build a unified voice addressing the ongoing issues within our building. Our collective, formed by residents like you, aims to advocate for better living conditions and fair treatment from building management. Below are the key concerns that many of you have shared:

Elevator Maintenance

We’ve all experienced the frustration of long waits due to one or more elevators being out of service. This is, at a minimum, inconvenient, but in extreme circumstances has major impacts on our daily schedules. In these situations, it's not uncommon to wait ten minutes or more for an elevator to arrive — and when it does, it's often already overloaded, which means another substantial wait for the next pass. It’s time for consistent and effective maintenance to ensure all elevators function reliably.

Unacceptable Fees

The recent decision by management to impose fees on the disposal of large items, to be split among all residents, is unacceptable. This blanket approach punishes the community for the actions of a few and overlooks residents moving out, who often leave behind large items behind while not facing any repercussions.

Inconvenient Billing

The division of payments across two separate billing services not only complicates what should be a straightforward task but also unfairly imposes additional service fees. This fragmented system leads to unnecessary complexity. We advocate for a single, unified payment interface that simplifies our monthly payments to include rent, utilities, and other items without the additional, unreasonable cost of multiple service fees.

Cleanliness and Hygiene

The state of our building’s shared areas is below standard. An appliance and furniture graveyard in the parking garage impedes traffic, encroaches on parking spaces, and invites further dumping. Trash overflows from elevator lobby receptacles due to infrequent removal. Trash rooms on each floor are uncleaned and the equipment unmaintained. Elevator cars are often dirtied by residents or pets. Neglecting maintenance in these areas not only affects our standard of living but also raises concerns about health and hygiene.

Declining Concierge Service

Despite promises of a 24/7 concierge, we often find the front desk unattended. This lack of consistent staffing makes it challenging to access basic services like package retrieval, building access, and delivery reception.

Security and Garage Access

For months, the compromised garage door led to car break-ins in the parking garage. After enduring a delayed and intrusive replacement process, we expected the new garage door to improve security. Unfortunately, the replacement door has been anything but reliable. Those that pay for parking deserve a secure place to store their vehicle, and all residents deserve to feel safe in all areas of the building.

Neglected Amenities

The building management advertises modern amenities that are neglected, unmaintained, and unusable. Equipment in the gym is heavily used and machines are in varying states of disrepair, often sitting broken for months. Similarly, EV charging equipment is available, but several chargers have been inoperable for extended periods, leading to unnecessary competition for charging spaces. Maintenance and repair of amenities is an expected and predictable cost of doing business. In both cases, we pay for these amenities and we deserve functional equipment.

Reach out by email to let us know if there are other issues concerning you that we haven't listed here or to provide general feedback. Our collective is dedicated to bringing these issues to the forefront and demanding the necessary changes. Together, we can make our community a better place to live.
